Growth and new homes in Redmond

Redmond has grown quickly this decade. This page sticks to the public numbers and says where they come from.

How fast

The 2020 Census counted 33,274 people in Redmond. Portland State University's Population Research Center certified an estimate of 38,199 for July 1, 2025, which is 14.8 percent higher. Wikipedia reports that the population grew 74.3 percent between 2000 and 2006, so fast growth is not new here.

Who lives here

From the American Community Survey for 2020-2024: 13,907 households, a median age of 36.2, and a median household income of $84,164 (margin of error about $6,800). Of those households, 64.5 percent own their home and 35.5 percent rent. 4,925 households (35.4 percent) are made up of people who are not family, and 3,345 are one person living alone.

What homes are worth

The median value of an owner-occupied home is $462,500 (margin of error about $10,900). By bracket, 1,632 owner homes are valued at $300,000 to $399,999, 2,869 at $400,000 to $499,999, 3,073 at $500,000 to $749,999 and 334 at $750,000 or more. Only 105 are valued under $10,000, which is a quirk of survey answers and not a real price. These are owners' own estimates of value, so they lag the market.

New homes

We did not find a published count of new homes built this year that we could confirm. For permits and planning, go to the City of Redmond's Community Development pages and the Redmond 2050 comprehensive plan the city lists there.
